What a good construction brief actually contains

A practical checklist for clients before the first conversation with a contractor.

A brief does not need to be long. It needs to be specific about the things that cannot change and honest about the things that can.

Purpose and users

Say who will use the building, how, and what a good day looks like there. Everything else follows.

Budget and time

Share a range, not a secret. A contractor can only advise on value if they know the envelope.

Constraints

Access, neighbours, listing, occupation, funding dates. List them all, even the awkward ones.
